How We Secured a 5-Year FRI Lease for a Landlord in Doncaster
A 4-bedroom property, above-market rent, a 5-year lease and an option to purchase.

I wanted to share a recent deal we completed at AK Property Solutions, as it’s a good example of how landlords can benefit from exploring alternatives to traditional lettings.
The property was a 4-bedroom house in Bawtry, Doncaster (DN10).
We initially came across the landlord through our own channels. They had a couple of properties available in the area, so we arranged a viewing to have a look at one of them and see what opportunities might be available.
At the time, we were already working with an experienced care accommodation provider who was actively looking for a suitable property in Doncaster.
After viewing the property with the landlord, we presented it to our client, who was interested in exploring the opportunity further.
Although the property didn’t have C2 planning permission, our client was experienced in the sector and understood the importance of assessing the relevant planning and regulatory requirements.
What Did We Agree?
Following discussions and negotiations, we managed to agree some attractive terms for both parties.
- 5-Year FRI Lease — A long-term agreement providing the landlord with greater rental income visibility.
- Above-Market Rent — We negotiated a rental figure above what the property would typically achieve on the open rental market.
- Full Repairing & Insuring Lease — The agreement placed the negotiated repairing and insurance obligations on the company tenant, significantly reducing the landlord’s maintenance responsibilities.
- Option to Purchase — We also negotiated an option for the company to purchase the property in the future, subject to the agreed terms.
For the landlord, this meant securing an attractive rental figure with a longer-term tenant and a reduced day-to-day maintenance burden.
For our client, it meant securing a property in an area they had been actively looking to expand into.
Why Am I Sharing This?
A lot of landlords automatically think about traditional lettings when they have a property available.
There’s absolutely nothing wrong with that, and it’s something we offer ourselves.
However, depending on the property and the landlord’s circumstances, there can sometimes be other opportunities worth exploring.
We work with a network of companies and accommodation providers who are regularly looking for properties across Yorkshire and other parts of the UK.
My approach is simple: understand what the landlord wants to achieve, look at the options available and see whether we can put together an arrangement that works for everyone.
Not every property will be suitable for a company lease, and every agreement needs to be assessed properly, but it’s certainly worth having the conversation.
Are You a Landlord Looking to Maximise Your Rental Income?
I’m always looking to speak with more landlords who have properties available, particularly across Doncaster, Sheffield, Rotherham, Barnsley and the surrounding areas.
Whether you have one property or a larger portfolio, I’d be happy to discuss the different options available, including traditional property management, company lets and longer-term leasing arrangements.
If you’ve got a property available, or you’re interested in finding out whether a long-term company lease could work for you, contact me directly.
Just send me a message with the property location and a few details, and we can have a conversation.
